Cash and investor-led sales

Selling Your Property to a Cash Buyer in Dubai

A cash buyer is someone who doesn't need a mortgage. That takes the bank valuation and loan approval out of your sale, but not the rest of the process. This guide explains what a cash or investor-led sale really changes, how payment works at transfer and how to judge an offer.

What a cash buyer means in Dubai

In a Dubai property sale, a cash buyer is someone paying from their own funds rather than with a bank loan. It almost never means physical banknotes. Payment is normally made by manager's cheque at the trustee office, as for any other sale.

Physical cash is also closely regulated. Under Ministry of Economy Circular No. 5 of 2022, licensed brokers and agents must report any purchase where physical cash of AED 55,000 or more, or virtual assets, are used for some or all of the price. Be wary of any buyer who proposes paying in banknotes.

Investor-led sales

Many cash buyers are investors. They buy to let, to renovate or to hold, and they price by the numbers: likely rent, service charges, the cost of any work and how long the property could sit empty. Their offers reflect the speed and certainty they bring, and the risks they take on.

An investor-led sale often fits when the property needs work, has a tenant in place, or you are working to a deadline. When the property is in good condition, in strong demand and you have time, offering it to the wider market of owner-occupiers will often achieve a higher price. We'll tell you which way we think your property leans.

How to judge a cash offer

  • Proof of funds. Ask to see evidence the buyer can pay, before you sign anything binding.
  • A signed sale agreement. Terms, deposit, deadlines and who pays which fees should all be in Form F.
  • A deposit held on agreed terms. It shows commitment and sets out what happens if either side pulls out.
  • A realistic timeline. Even with cash, the No Objection Certificate and any mortgage release take time.
  • Payment through proper channels only. Funds should move by manager's cheque at the trustee office, never by transfer to an individual's personal account before the property is registered.
  • A price you can explain. Compare the offer with registered sales of similar properties so you understand what you're trading for speed.

Where We Buy Dubai fits

When you submit a property, we review it and discuss realistic options with you. Depending on the property, those can include a direct or investor-led sale. We don't promise an offer on every property, we don't hold buyer funds, and we won't quote a completion date before we understand the details.

If speed is your main concern, also read our guide to selling a property fast. If your property has a loan on it, see selling a mortgaged property.

FAQ

Frequently asked questions

Will a cash buyer pay less than a mortgage buyer?

Often a little, because speed and certainty have value to you and the buyer prices that in. It isn't automatic. Compare any offer with recent registered sales of similar properties.

How is a cash buyer's payment made?

Usually by manager's cheques at the trustee office: one to your bank if you have a mortgage, the balance to you, and one to the Dubai Land Department for the transfer fee.

Does selling to a cash buyer avoid the 4% transfer fee?

No. The Dubai Land Department fee applies to every sale. The DLD lists it as 2% from the seller and 2% from the buyer, although the parties often agree that the buyer pays the full 4%. Check what your sale agreement says.

Does a cash sale always complete quickly?

It removes the bank steps, which are a common cause of delay. The developer's No Objection Certificate, any mortgage release and the paperwork still take time, so no completion date is guaranteed.

Does We Buy Dubai buy every property submitted?

No. We review each property and discuss the options that fit it, which may or may not include a direct or investor-led sale.
