Sell Your Apartment in Dubai

Apartments make up most of Dubai's residential transactions, which means buyers have plenty of comparable evidence and plenty of choice. Whether your unit is vacant, tenanted, furnished, dated or still off-plan, the details of your building and your situation shape the best route to a sale.

What buyers look at when assessing a Dubai apartment

Two apartments with the same size and bedroom count can sell for very different prices in the same tower. Buyers and investors usually weigh a consistent set of factors:

  • Building and developer reputation. Maintenance standards, amenities and how the building has aged.
  • View, floor and orientation. Marina, sea, canal, skyline or community views carry clear premiums; facing another tower close by does not.
  • Layout and usable space. Balcony size, storage and how efficiently the floor plan uses the total area.
  • Service charges. Annual charges per square foot vary widely between buildings and directly affect an investor's net return.
  • Tenancy status. A vacant unit suits end-users; a well-let unit with reliable rent suits investors.
  • Condition. Kitchens, bathrooms, flooring and air-conditioning are the items buyers price in first.

Selling a tenanted apartment

A rented apartment can usually be sold with the tenant in place. Under Dubai's tenancy framework, an existing tenancy generally continues after a sale, with the buyer stepping into the landlord's role. That makes tenanted units attractive to investors who want rental income from day one, but less attractive to buyers who want to move in.

If a buyer needs vacant possession, the rules on notice and grounds for ending a tenancy are set by law and are strict. Do not assume a sale ends a lease. Share your tenancy end date, rent and cheque schedule with us, and take advice from a qualified professional before serving any notice. Our guide to selling a tenanted property covers notice rules, rent cheques and deposits in detail.

Selling an off-plan apartment

Off-plan units are registered through Oqood rather than a full title deed until completion. Transfers before handover normally need the developer's consent, and many developers only allow resale once a set percentage of the purchase price has been paid. The developer's own fees and the amount still owed under the payment plan both affect what a buyer will pay and how the transaction is structured.

If you are selling an off-plan apartment, have your sale and purchase agreement, payment receipts and current statement of account ready. These tell a buyer exactly what they are taking over.

Areas where we regularly discuss apartments

We review apartments across Dubai. Communities where owners commonly contact us include Dubai Marina, Downtown Dubai, Business Bay, Jumeirah Lake Towers and Jumeirah Village Circle, along with Dubai Silicon Oasis and Palm Jumeirah. Each has its own buyer profile: Marina and JLT attract strong rental demand, Downtown and Palm Jumeirah lean towards premium end-users and long-term holders, while JVC and Silicon Oasis are popular with yield-focused investors.

Furnished or unfurnished?

Furniture rarely adds much to an apartment's sale price unless it is high-quality and suits a short-term rental strategy. Many buyers prefer to furnish to their own taste. If your unit is furnished, mention it when you submit, along with whether you would like to include or remove the contents.

If you are also weighing whether renovating first is worth it, our guide to selling as-is explains the trade-offs.

FAQ

Frequently asked questions

Do I need to clear my service charges before selling my apartment?

Yes. Dubai's jointly owned property law says a unit cannot be sold until its service charges are paid, and unpaid charges are the most common reason a transfer NOC is refused. If arrears are an issue, they can sometimes be settled as part of the transaction, so mention it when you contact us.

Can I sell an apartment I bought off-plan before handover?

Often, yes, subject to the developer's resale policy. Many developers require a minimum percentage of the price to be paid before they allow an assignment, and many charge a fee for the NOC or the transfer. Check your sale and purchase agreement and ask the developer for their current requirements.

Does a holiday-home licence affect the sale?

It can. If the apartment is operated as a licensed holiday home, the permit, any operator agreement and future bookings will need to be ended or handed over around the sale. Check the current rules with Dubai's Department of Economy and Tourism and your operator, and let us know if your unit is let on a short-term basis.

How do I know what my apartment is worth?

Start with recent registered transactions for similar units in your building, adjusting for floor, view, size and condition. Asking prices on listing portals are a weaker guide than completed sales. We can discuss what the evidence suggests once we know the details.
