Selling a Vacant Property in Dubai

An empty property still costs money every month. If you own a vacant apartment, villa or investment unit in Dubai, the choice is usually between selling now, letting it first, or holding. This guide sets out the running costs, the trade-offs and what vacant possession offers buyers.

What an empty property costs you

Most of the costs of owning a Dubai property carry on whether or not anyone lives there. Adding them up from your own statements gives you a monthly figure to weigh against any price difference between selling now and selling later.

  • Service charges, billed per square foot by the owners' association, regardless of occupancy.
  • District cooling charges, where your building has a cooling provider. Many bill a fixed capacity charge even when no cooling is used.
  • DEWA, if the connection is kept active for viewings and maintenance.
  • Maintenance, especially air conditioning servicing and checks for leaks while the property is closed up.
  • Insurance and mortgage interest, if you have them.

Sell now, let first or hold

There is no single right answer. The table sets out when each option tends to fit and what you give up.

Why vacant possession can widen your buyer pool

An empty property can be bought by almost anyone: people who want to move in, buyers using a mortgage, and investors who want to choose their own tenant and set the rent. There is no lease to take over and no notice period to wait for, and viewings can happen whenever suits the buyer.

That flexibility only helps if the property shows well. An empty unit that smells closed up, has a dead air conditioning unit or a leak stain on the ceiling will be priced down by every buyer who sees it.

Presenting an empty property

  • Keep the air conditioning running on a timer, or have it serviced before viewings, to avoid humidity and odours.
  • Fix small faults such as dripping taps, blown bulbs and sticking doors.
  • Deep clean once, then arrange periodic checks.
  • Keep the electricity and water connected so buyers and surveyors can test everything.
  • Take good daylight photos while the property is empty and clean.

Furnishing an empty apartment rarely pays for itself in a higher price. Light staging of the main room is usually enough, if anything.

If you are outside the UAE

Many owners of vacant property live abroad. A sale can still go ahead: viewings can be run by a trusted key holder or agent, and you can appoint someone to sign at the trustee office through a power of attorney. A power of attorney signed overseas usually has to be notarised and legalised before it can be used in Dubai, which takes time, so start it early.

  • Keys, access cards and parking cards
  • Recent air conditioning service record
  • Power of attorney, if someone will act for you

FAQ

Frequently asked questions

Is it better to sell a vacant property or rent it out first?

It depends on who you want to sell to and when. Selling vacant opens the door to every type of buyer. Letting first gives you income, but your eventual buyer will most likely be an investor, because ending the lease needs 12 months' notice.

Do I still pay service charges if nobody lives there?

Yes. Service charges are owed by the owner regardless of occupancy, and many district cooling providers also bill a fixed capacity charge for empty units.

Can I sell my vacant property while I'm overseas?

Yes. Viewings can be arranged through a key holder, and you can sign through a power of attorney. Allow time for a power of attorney signed abroad to be notarised and legalised.

Should I furnish an empty apartment before selling?

Usually not. Most buyers prefer to furnish to their own taste, and furniture rarely adds its cost to the price. Cleanliness, working air conditioning and good photos matter far more.
