Community overview

Selling in Dubai Hills Estate

Dubai Hills Estate is a freehold master community developed by Emaar with Meraas as the first phase of Mohammed Bin Rashid City. It is built around the 18-hole Dubai Hills Golf Club, with Dubai Hills Park, Dubai Hills Mall, schools and King's College Hospital inside the community, and is managed by Emaar Community Management.

Much of the estate has been delivered in phases over recent years and new phases continue to launch. That shapes the resale market: owners often compete with Emaar's own launches, and many are selling units that are still under construction or recently handed over.

For villas and townhouses, value depends heavily on the cluster and the exact position within it. A villa backing onto the golf course or park, a townhouse on an internal road and a custom home on a golf-side plot attract quite different buyers at quite different prices.

Selling considerations

What affects a sale in Dubai Hills

Cluster and position come first for houses

Villa and townhouse buyers start with the cluster, then the position: golf course or park frontage, corner or single-row plot, distance to the mall and schools, and how close the home sits to a main road. When you submit your property, include the cluster, villa type and a short note on what the home faces.

Plot size and built-up area are separate numbers, and buyers compare both. Have them to hand, along with photos of the garden and outlook.

Modifications need to be approved

Many Dubai Hills owners add pools, pergolas, landscaping or extensions. In a master community these generally need approval from the developer and community management. Keep approval letters and completion certificates, because missing approvals can delay the No Objection Certificate needed for transfer and give a buyer reason to renegotiate.

Selling alongside Emaar launches

New phases often come with payment plans that appeal to buyers who do not want to pay in full upfront. A completed resale home has its own advantages: it is finished, it can be lived in or let immediately, and the buyer can see exactly what they are getting. Price against completed resales of the same type in the same cluster, not launch prices.

Selling before handover

If your unit is still off-plan, Emaar's resale conditions apply, typically including a minimum share of the price paid and a transfer fee. The buyer also takes on the remaining payment plan, so they will look at the total cost to completion. Have your sale and purchase agreement, payment receipts and statement of account ready.

Ownership and transfer

Paperwork for a Dubai Hills sale

Dubai Hills Estate is a freehold area. On resale, the developer's No Objection Certificate confirms service charges are paid and the property has no violations, and the transfer cannot go ahead without it.

Community-level matters, including approvals for alterations, run through Emaar Community Management. Check the status of any work you have done before you go to market.

Many owners here bought with a home loan. If yours is still outstanding, the bank is paid off at the trustee office as part of the transfer.

FAQ

Selling in Dubai Hills: common questions

Can I sell my Dubai Hills Estate property before it is handed over?

Often, yes, once you meet Emaar's resale conditions, which usually include a minimum percentage of the price paid and a transfer fee. The buyer takes over the remaining payments.

Does backing onto the golf course or park make a big difference?

It is one of the most important factors for villas and townhouses here. Compare your home with sales that have a similar position, not just the same layout.

I added a pool and landscaping to my villa. Do I need approvals to sell?

You should have approvals for major alterations. Missing approvals can hold up the No Objection Certificate, so check with Emaar Community Management before you list.

How are custom-built homes on Emerald Hills plots valued?

Individually. Buyers look at the plot, the position on the course, the build quality and the approvals, so detailed plans and completion certificates matter more than for a standard cluster villa.

Are apartments and villas here bought by different types of buyers?

Generally, yes. Villas and townhouses mostly attract families buying to live in, while apartments draw a wider mix of end-users and investors.
