Community overview

Selling in Dubai Marina

Dubai Marina was master-planned by Emaar around a man-made marina, with towers built by Emaar and many other developers. It is bordered by Jumeirah Beach Residence and served by two Red Line metro stations and the Dubai Tram.

Because it is one of Dubai's most established communities, much of the activity is resale, and buyers can compare a long history of registered transactions tower by tower. That makes Marina pricing unusually specific: the building, its age, its management, the floor and the exact view all show up clearly in what a buyer will pay.

The Marina attracts tenants year-round and has a sizeable short-term rental market, so sellers usually meet two kinds of buyer: people who want to live with the water view, and investors who look closely at rental history, service charges and running costs.

Inside Dubai Marina

Towers buyers compare in Dubai Marina

Marina buyers think tower by tower. These are verified examples of residential developments, not a complete list, and naming a tower does not mean we have transacted there.

  • Marina Promenade

Emaar: six towers named Shemara, Paloma, Attessa, Delphine, Beauport and Aurora, next to Marina Walk.

  • Al Majara

    Emaar: five apartment towers.

  • First-phase freehold towers

Al Mass, Fairooz, Murjan, Mesk, Anbar and Al Yass, among the community's earliest residential towers.

  • Marina Gate

Select Group: two residential towers and a third operated as Jumeirah Living hotel and serviced apartments, at the northern entrance on Marina Walk.

  • Cayan Tower

Cayan Real Estate Investment and Development; formerly known as Infinity Tower.

  • Princess Tower and Elite Residence

    Both by Tameer.

  • Ocean Heights and Marina Pinnacle

Further examples of established Marina towers.

What we review

Property types we review in Dubai Marina

  • Apartments

Studios to three bedrooms make up most Marina resales. A full marina view versus a partial or city view is one of the biggest price factors.

    Sell Your Apartment in Dubai
  • Penthouses, duplexes and podium villas

Fewer comparable sales, so pricing depends on careful evidence and an accurate description.

  • Holiday home apartments

Units let short term need the permit, future bookings and any operator agreement dealt with before transfer.

Selling a Vacant Property in Dubai
  • Older units needing updates

Many early towers still have original kitchens and bathrooms, which suits buyers planning a refurbishment.

Selling considerations

What affects a sale in Dubai Marina

Price your tower, your stack and your view

Marina buyers distinguish between a full marina view, a partial view, a sea or Palm view, a community view and a city view, and between views from the living room and from a bedroom. They check floor plans and the stack your unit sits in. Compare your apartment with recent sales in the same tower and, ideally, the same stack, rather than with the community average.

Building age, service charges and safety

Service charges in older Marina towers tend to rise as buildings age and need more maintenance. Look up your building's approved charges in the Dubai Land Department's Service Charge Index and ask your owners' association about planned major works.

Buyers of older towers also ask about the state of facades, lifts and fire and life-safety systems. Having recent maintenance and inspection information from building management builds confidence and avoids surprises late in a sale.

Short-term rental history

If your apartment is let as a holiday home, keep records of income, occupancy and costs. Holiday home permits are issued by the Department of Economy and Tourism and are tied to the permit holder, so a buyer who wants to continue short-term letting generally arranges their own. Check the notice period in any operator agreement and plan how future bookings will be handled.

Hotel and serviced towers

Some Marina towers, or towers within a development, are run as hotel or serviced apartments. Units there come with management terms that a buyer inherits, which narrows the buyer pool compared with a standard residential tower. Have the management agreement ready if this applies.

Ownership and transfer

Paperwork for a Dubai Marina sale

Emaar is the master developer. For completed towers on the Dubai Land Department's Mollak system, the transfer clearance is typically an eNOC issued once the owners' association confirms service charges are paid. Off-plan units in newer Marina launches need the developer's NOC and its resale conditions instead.

Annual tenancies continue after a sale under Dubai tenancy law, with the buyer becoming landlord. Arrange viewing access with your tenant early.

Holiday home permits come from the Department of Economy and Tourism. Settle what happens to the permit, the furniture and any future bookings in the sale agreement.

FAQ

Selling in Dubai Marina: common questions

Does a full marina view really change what my apartment is worth?

In most towers it is one of the largest differences between otherwise similar units. Compare with recent sales in the same stack or with the same outlook, not the building average.

I rent my Marina apartment as a holiday home. What happens when I sell?

The permit is tied to whoever holds it, so a buyer who wants to keep letting short term usually applies for their own. Plan how bookings and any operator agreement are handled before agreeing a completion date.

My building is one of the older Marina towers. Will that hold the sale back?

Older towers often have larger layouts and established surroundings, which many buyers value. What matters is evidence that the building is well maintained and a price set against comparable sales, not new launches.

Who issues the clearance I need to transfer my Marina apartment?

For most completed towers it is a Dubai Land Department eNOC issued once your owners' association confirms service charges are paid. For off-plan units it is the developer's NOC. Ask your building management which applies.

Can I sell while my tenant's contract still has months to run?

Yes. The tenancy normally continues with the buyer as landlord, which suits investors. If you need a buyer who will move in, plan around the lease and the notice rules.
